Mostly 1960s and 1970s houses
Rockwood is small: about 1,300 homes, by the 2020 to 2024 American Community Survey. Nearly half of them, 46 percent, were built in the 1960s and 1970s, and the median home dates from 1970. About a quarter are older than 1960, and only about 7 percent are from 2000 or later. The survey counts no homes built since 2010. Close to three quarters are single-family detached, and about one household in four rents.
With so few new houses, most Rockwood systems are replacements put into houses built 50 or 60 years ago. That brings the usual questions for houses that age: is the duct system big enough for the newer furnace and the central air that came later, is the old chimney still the right size for the water heater, and has anyone checked the gas line and shutoff since the house was built. A tune-up visit is a good time to ask all three.
Safety first: gas, CO and outages
About 87 percent of Rockwood households heat with natural gas, and about 11 percent with electricity.
- If you smell gas, walk out of the house with everyone and call 911 and DTE Gas once you are outside and clear of the smell; that is what DTE asks. If someone is dizzy or sick, or a carbon monoxide alarm is going off, call 911 straight away. We are the call after DTE says it is safe.
- If the power goes, check whether it is just your house. If the street is out, DTE's outage map will show it, and the furnace will restart when the power does.

A yearly routine
For a furnace in a 1960s or 1970s house, the fall tune-up is the important one: burners, flame sensor, venting, a carbon monoxide check and the safety controls. In spring the A/C tune-up cleans and checks the cooling side. Swap the filter every one to three months. Our VIP plan covers both visits each year, and we call to schedule.
Prices
- Repair or diagnostic visit: $99. No repair starts until you have the price. The $99 covers the visit and diagnosis. VIP members pay no visit fee.
- Furnace tune-up: $135. A/C tune-up: $135.
- VIP plans: The 1-year VIP is $199, the 3-year VIP is $523, and the 5-year VIP is $846.

They came fast and with his tools and knowledge the Tec found the problem fast, he got a part and installed it, and the furnace kicked right on, I’m very and if I need service again I’ll call this company
Great price Friendly, professional and thorough. They performed routine maintenance on my system. Services: A/C system maintenance
Christian was great. Fair pricing, showed up same day and called to say he could come sooner as we were without AC. Diagnosed the problem, solved it and got us signed up for the annual maintenance plan for the AC/Furnace. Would highly recommend.
Rockwood homeowners ask
- Our gas meter is inside the house. Does that matter for furnace service?
- Not for the furnace work itself. The meter belongs to DTE Gas, and DTE handles anything to do with it. If DTE needs access to an inside meter, follow their instructions. We work on everything past the meter: the gas line to the furnace and water heater, the appliances and their venting.
- Our 1970s furnace still runs. Should we replace it?
- Not on age alone, but have it checked. Furnaces that old are often less efficient and harder to find parts for, and a cracked heat exchanger is a safety issue. We will show you what we find and give you a repair price and a replacement option, and you decide.
- Do you serve both Rockwood and South Rockwood?
- Yes, both from our Monroe office. Rockwood is about 18 miles away by road.
