Flat Rock in short
- County: mainly Wayne, with a part in Monroe County.
- ZIP codes: 48134 covers almost all of the city, and a small piece falls in 48173. The 48134 ZIP also takes in parts of Brownstown Township and Huron Township, so a Flat Rock address is not always inside the city of Flat Rock.
- Office: Monroe, about 15 miles away.
- Utilities: DTE Electric and DTE Gas.
An old village with a lot of new houses
Flat Rock's housing is younger than most of Downriver. The American Community Survey for 2020 to 2024 counts about 4,200 homes in the city with a median build year of 1985. About 27 percent are older than 1960. But close to 31 percent were built in 2000 or later, and another quarter in the 1980s and 1990s. Around two thirds are single-family detached, and about one household in six rents.
So Flat Rock calls split two ways. In the older houses, we see aging furnaces, original ductwork and the venting questions that come with a basement water heater. In the subdivisions from the 1990s on, the first furnace and air conditioner are often still in place, and at 20 to 30 years old they start needing parts more often. Either way, we tell you what we found and what it would take to fix it.
Electric heat, gas heat and safety
Flat Rock has more electric heat than its neighbors: about 15 percent of households heat with electricity, and 85 percent with natural gas. Electric heat in newer homes is often a heat pump, which runs for both heating and cooling and needs its outdoor unit checked twice a year.
- Gas odor: leave the house right away. Once you are outside and away from the smell, call 911 and DTE Gas, which is what DTE asks customers to do. Call 911 first if anyone is sick or a CO alarm is sounding. When DTE has made it safe, we can find the cause.
- Power out: look at DTE's outage map when the neighbors are dark too. No furnace or heat pump runs without power, and the fix is DTE's, not ours.

In Flat Rock we take care of heat pumps, gas furnaces (repair and replacement), air conditioners, new AC systems, water heaters, boilers, air quality equipment and duct cleaning. We install Coleman and service most other makes, including Trane, Carrier, Goodman, Lennox and Rheem.
A maintenance routine for Flat Rock
- Fall: a furnace or heat pump tune-up, with a safety inspection and a carbon monoxide check.
- Spring: an A/C or heat pump cooling check, coil cleaning and refrigerant check.
- All year: change the filter on schedule and keep leaves and grass clippings off the outdoor unit.
- Easy mode: a VIP plan covers both visits, and we call you to book them. Here is what a tune-up covers.

They came fast and with his tools and knowledge the Tec found the problem fast, he got a part and installed it, and the furnace kicked right on, I’m very and if I need service again I’ll call this company
Great price Friendly, professional and thorough. They performed routine maintenance on my system. Services: A/C system maintenance
Christian was great. Fair pricing, showed up same day and called to say he could come sooner as we were without AC. Diagnosed the problem, solved it and got us signed up for the annual maintenance plan for the AC/Furnace. Would highly recommend.
Flat Rock homeowner questions
- My address says Flat Rock, but I'm in Brownstown Township. Does that change anything?
- Not for us. ZIP 48134 covers parts of Brownstown and Huron townships as well as the city, and we serve all of it from Monroe. Just give us the street address when you call.
- Our heat pump runs all the time in January. Is something wrong?
- Not always. A heat pump runs longer cycles than a furnace, and in deep cold it leans on backup heat. But if the house is not keeping up, or the outdoor unit is caked in ice that does not clear, have it checked. Low refrigerant and a failed defrost control are common causes.
- Our house was built in 2001. Should we replace the furnace before it fails?
- Not just because of age. Keep up the yearly tune-up, and we will tell you if parts like the heat exchanger, inducer motor or control board are showing wear. Replacement makes sense when repairs start stacking up, not on a birthday.
