A city built mostly in the 1960s and 1970s
Sylvania's housing has a clear center of gravity. In the Census Bureau's American Community Survey (2020 to 2024), the city has about 8,000 homes, and about 39 percent of them were built between 1960 and 1979. The median year built is 1975. About 68 percent are single-family detached houses, and about 78 percent of households own their home.
Natural gas heats about 83 percent of Sylvania households, and electricity heats about 16 percent.
A house built around 1970 has had more than 50 heating seasons. The furnace has likely been replaced by now, but the ductwork, thermostat wiring and chimney venting often have not. Here is where that shows up.
Air conditioners on older refrigerant. Central air systems made before 2010 often use R-22 refrigerant. Under EPA rules, R-22 has not been produced or imported in the United States since 2020, so refrigerant for an older R-22 system has to come from existing stock. If your air conditioner is from the early 2000s or before and needs refrigerant, we'll explain the repair and the replacement side by side so you can decide. Our post on why an air conditioner leaks refrigerant covers the most common causes.
Ductwork that has outlived two or three furnaces. Ducts from the 1960s and 1970s were sized for the equipment of their day. A modern furnace on old ducts can be noisy or leave the far rooms short of heat. When a furnace is replaced, it's worth checking that the ducts and return air can carry it.
Thermostats and wiring. A new smart thermostat on old two-wire thermostat cable doesn't always work as expected. If you are planning an upgrade, ask the technician to look at the wiring first.
Electric heat. Homes that heat with electricity generally have a heat pump or an electric furnace.
If something goes wrong
- Gas smell: go outside right away. Columbia Gas of Ohio tells customers to leave, call 911, and then call the gas company. Once they have made it safe, we can look at the appliance.
- No heat: check that the thermostat is set to heat, the furnace switch is on, and the filter isn't clogged. Our post on what to check before you call has the full list.

A VIP maintenance plan covers both visits every year, and we call you when they are due. See what a tune-up covers.
What a visit costs
- Repair or diagnostic visit: $99. The technician finds the problem and gives you a repair quote before any work starts. The $99 covers the visit and diagnosis. VIP members pay no visit fee.
- Furnace tune-up: $135. Full heating tune-up and safety inspection.
- A/C tune-up: $135. Full cooling tune-up, coil cleaning and system check.

Sylvania questions
- How close is your office to Sylvania?
- Our Toledo office at 3950 Sunforest Ct Ste 200 is about 5 miles away, mostly along Sylvania Avenue. The number to call is (419) 318-2234. If you reach us early in the day, we can often be there the same day.
- My Sylvania home's air conditioner is from the early 2000s. Can it still be repaired?
- Often it can. Systems from that period often use R-22 refrigerant, which has not been produced or imported in the United States since 2020, so a refrigerant repair depends on existing stock. We'll tell you what the repair involves and what replacement would involve, and you decide.
- Our house is from the 1970s. Can we just swap in a new furnace?
- Usually, but the ductwork, the return air and the venting should be checked first. Ducts from that era were sized for older equipment, and a new furnace works properly only if the ducts can carry its air.
