Most Maumee houses were built before 1970
In the Census Bureau's American Community Survey (2020 to 2024), the city has about 6,200 homes, and the median year built is 1963. The 1950s were the biggest decade, with about 24 percent of today's homes. About 16 percent were built in 1939 or earlier, and roughly two out of three were built before 1970. Very little has been added since 2000.
About three out of four homes are single-family detached houses, and about 72 percent of households own their home. Natural gas heats about 85 percent of households, and electricity heats about 14 percent.
Older houses are not a problem in themselves. They just come with a history, and that history shapes the service call.
Boilers and radiators. Many houses built before 1940 were built with hot water or steam heat. If your house still has radiators, it is heated by a boiler. Boilers have their own set of problems: leaks, pressure that keeps dropping, and ignition that won't stay lit. We work on them, and we'll tell you honestly when repair stops making sense.
1950s houses and their venting. Many 1950s houses were built with the furnace and water heater sharing one chimney. When the furnace is replaced with a high-efficiency model that vents through plastic pipe, the water heater can be left venting alone into a chimney sized for two appliances. Whenever a furnace in an older house is replaced, the venting should be checked too, and it's worth asking about if your furnace has been replaced already.
Ductwork and central air added later. In houses that started with a boiler or an early furnace, central air was often added later, sometimes through ducts that were never meant for cooling. If one floor stays warm all summer, the cause may be airflow, not the air conditioner. A cooling check tells you which.
Electric heat. The homes heated with electricity generally have a heat pump or an electric furnace.
Before you call, and when to get out
- No heat: check the thermostat setting, the furnace switch, the breaker and the filter. Our post on what to check before you call goes through it step by step.
- Gas smell: leave the house. Columbia Gas of Ohio tells customers to go outside, call 911 and then call the gas company. Once it is safe, we can find the cause.
- Carbon monoxide alarm: get everyone out and call 911.

Maintenance for an older house
The older the system, the more a yearly visit is worth. Have the furnace or boiler checked before the heating season, and the air conditioner before summer. The furnace tune-up includes a safety inspection and carbon monoxide check. A VIP maintenance plan covers a heating tune-up and a cooling tune-up every year, and we call to schedule each one. Here's what a tune-up includes.
What a visit costs
- Repair or diagnostic visit: $99. A technician finds the problem and gives you a repair quote before any work starts. The $99 covers the visit and diagnosis. VIP members pay no visit fee.
- Furnace tune-up: $135. Heating tune-up and safety inspection, with a carbon monoxide check.
- A/C tune-up: $135. Cooling tune-up, coil cleaning and system check.
- VIP maintenance plans: The 1-year VIP is $199, the 3-year VIP is $523, and the 5-year VIP is $846.

Maumee questions
- Which office serves Maumee, and how far is it?
- Our Toledo office at 3950 Sunforest Ct Ste 200, about 10 miles away by I-475. The number for Maumee homes is (419) 318-2234.
- Our older Maumee house still has radiators. Do you work on boilers?
- Yes. Radiators mean the house is heated by a boiler, and we repair, maintain and replace boilers. Have it checked before the heating season, along with the rest of the system.
- Our furnace was replaced and now the water heater is the only thing left in the chimney. Is that a problem?
- It can be. A chimney sized for two appliances may not vent a water heater properly on its own. Ask the technician to check the venting at your next visit.
